TriBeCa (or the Triangle Beneath Canal Street) has become one of the hottest neighborhoods in Manhattan, with real estate prices rising to $50 million and above at the upper end.


Once a neighborhood of industry, Tribeca used to be filled with manufacturing warehouses and open-air markets. The Washington Market was the largest of its kind in the late 1800s before Tribeca was gentrified and brought back to life by artists who started squatting in the open, airy lofts. By the 1970s, neighboring SoHo’s prices were on the rise, and many artists began moving West to find similar lofts without the steep prices. Like SoHo, the area between Broadway and the Hudson River on the East and West, and Canal and Vesey on the North and South, was renamed to rebrand the neighborhood and reflect the directional boundaries.

Only 8.4 percent of people are single parents, thus the smallest percentage of people in Tribeca are single. Most of the residents earn between $250,000 and $450,000 per year. Just over 1,000 of Tribeca’s residents earn more than $500,000 annually. Most residents have an advanced degree, like a PhD or Master’s. Nearly all the residents have at least a Bachelor’s. Most residents are between the ages of 30 and 39. Residents age 40 to 49 make up the second-largest demographic, while children under 9 fall third. While crime in Manhattan is higher than the nation’s average, Tribeca sees less crime than the rest of the island.

Parks & Nature

Residents enjoy access to many of the city’s parks by subway or cab. In Tribeca, residents can enjoy great views and family fun at Washington Market Park. Since the area has such a large population of children, the park boasts a family playground, holiday activities and basketball courts.

Nelson A. Rockefeller Park offers stunning views of the Hudson River, New Jersey, and the Statue of Liberty. The Hilton Garden Inn offers mid-priced rooms similar to the ones offered in the chain’s more upscale locations—without the hefty price tag. Another boutique hotel, the Duane Street Hotel, offers high-end luxury with plenty of knowledgeable staff. For a more modern décor, visitors can stay at Smyth, a Thompson Hotel, to enjoy the trendy younger pace of the neighborhood.


With some of the hottest celebrities living in the neighborhood, it’s no surprise that some of the trendiest restaurants are also located in the 10013 zip code. It’s also no surprise that many of these restaurants are owned by celebrities themselves. Robert De Niro’s Tribeca Grill offers diners upscale steaks in an artsy setting.

Those craving Indian food can head over to the Tamarind Tribeca for chicken tikka masala, homemade naan and bataki kosha in a minimalistic environment. The restaurant even has a coveted Michelin star.

Diners jumping on the farm-to-table bandwagon can enjoy the simple flavors and luxurious setting at Marc Forgione.

Since Tribeca is so close to other neighborhoods, residents can pop over to Chinatown for Dim sum, Little Italy for pizza, the Financial District to enjoy one of the many pubs on Stone Street or NoHo and Nolita for an artesanal Italian coffee or a posh restaurant.


Given the amount of high-end restaurants, hotels, and luxury condos, it's should come as no surprise that Tribeca’s nightlife is some of the best in the city.
